What Is the Consequence of Defaulting on Your Mortgage in Spain?

In uncertain economic times, many people find themselves unable to make their mortgage payments. If you find yourself unable to pay your mortgage on your primary or second home, you may face major consequences. The repercussions of defaulting vary by state and province and by country, and can affect a homeowner for years to come, so he or she must fully realize what defaulting on a mortgage means to financial security and status.

Defaulting on a Spanish mortgage, for example, has very specific consequences. In the past, such defaulting used to be very simple. People who were not Spanish citizens but owned a vacation or second home in Spain could default on the mortgage with little or no cost or repercussions. But now Spanish mortgage holders can and do pursue every legal means necessary to collect on their mortgages.

In case a homeowner must default on a Spanish mortgage, turning over the home to the bank is often an option. Turning the home over to the bank will save you a lot of money, as the bank will not have court costs associated with pursuing you for the mortgage, and your interest will stop accruing sooner. You cant just turn the keys over to the bank without arranging it, however. The bank has to accept your offer, and they are under no obligation to do so. Homeowners that have a true hardship as a reason for defaulting on a Spanish mortgage will likely be more successful in negotiating a home turnover. An example of such a hardship would be the death of a spouse or another situation that has caused your income to be drastically cut.

If despite your attempts to negotiate a home turnover, the bank refuses your offer, you must then sell your home. Try to get a final sale price that will cover the remaining amount on your Spanish mortgage or one that will come as close as possible to paying it off, as the bank will still expect the full amount from you in any case. If the shortfall is significant, the bank will be much more likely to pursue you for that amount. They will attempt to collect the remaining amount they are owed in any legal way they can. This means you may face liens on any assets you own, including your primary home and investments..

Even if defaulting on your Spanish mortgage is inevitable, you should work with the bank as much as possible as soon as you know you must default. Working with the bank that holds your Spanish mortgage can result in a fair settlement that benefits both you and the bank with as little impact on your other assets or financial holdings as possible.

Power Systems Are Also Very Useful for Providing Power

Posted by admin in Advice

Power systems are also very useful for providing power in locations which are hard to reach with standard power lines. They’re extensively used for cell phone towers, Solar power that is. And other reflective antenna arrays located on mountaintops and other hard to reach places. We use imported crude oil products everywhere. We use it for our major industries, down to that gasoline powered lawn mower we use and everything else in between. With the recent but relentless escalation of crude oil product costs, we can now see how much this dependence is really affecting us. To determine if a small wind turbine will save you money in the long run you’ll have to think about the amount of electricity that your household would be using and also how much wind speed is around your house as well. The propeller is connected to a shaft which then spins inside an alternator/generator to generate the electricity. Inside the alternator/generator it is the effect of magnets moving around a piece of electrical wire that forces electrons to move through the wire — and there we have it, electricity. In most cases the electricity is then stored in a bank of batteries, ready for use by whatever systems are connected into it. The new reality is that it’s very possible to get high quality parts for a little or no money. Before you even start building your personal wind power system , you’ll notice that the modern plans are speaking to you in a simple and easy to follow way. Since windmill designers started leveling with the general public and coming up with money saving tips for them, the two shared a mutually beneficial relationship. A personal wind power system is comprised of easy to obtain parts that aren’t difficult to put together.

BuyingProperty in Spain: the Legal Process Explained

Youve found the house and negotiated a price. Youve arranged your Spanish mortgages All there is to do now is complete the purchase. How?

In Spain, the process of purchasing Spanish property is regulated, and the best thing that you can do to protect your interests is to employ an English-speaking solicitor or lawyer to assist you. Be certain there are no debts or restrictions on the property you plan to purchase.

There are two different categories in the Spanish legal processes for the purchase of property. First you have the Contrato privado de compraventa, or the preliminary contract, and then you have the Escritura de compravents, or completion contract.

There should be a preliminary private sales contract signed once you have both agreed on a purchase price. The vendor must provide proof that he or she owns the property free of any charges before this Contrato privado de compraventa has been signed. Debts are charged to the property themselves in Spain, and any outstanding mortgage amount would then be passed on to the purchaser. Nota Simple documents are designed to confirm whether or not a property contains any outstanding debts.

Details such as completion date, price and description will be written in the first sales contract. When you reach this point, you can expect to pay a deposit of 5-15%. This money is held for you in a secure customer account. A person would theoretically be able to sign the initial sales contract without a deposit, but it isn’t necessarily a good idea.

Escritura de compraventa is otherwise known as the second or final contract stage. On the completion date, the balance of the price of purchase and all fees need to be paid by the purchaser. Both the vendor and the buyer must sign the contract at the same time. This contract is equivalent to a deed on the purchased property. The buyer will be provided the public deed of conveyance, also referred to in Spain as the escritura, in the presence of a Notary Public. A copy of this deed will also be passed to the tax office and to the property registry as well to make everything legal. In Spain, all deeds of sale must be witnessed by a Notary Public, which is a public official in that country. However, you need to have your own legal counsel to protect your own interests during the transaction. While buying any property do remember that property sales taxes and legal fees for the Notary Public is also to be paid by you only.

Things to Be Taken into Consideration while Buying Tandem Pushchairs

If you have twins or children with less age difference, a double pushchair is the right choice for you. It not only serves your need for taking the children along whenever you go out, but also allows you to carry them conveniently.

The two popular varieties of double pushchairs are twin and tandem. Both the varieties contain two seats. The seats are attached one after the other in case of tandems, and placed adjacent to each other in case of the twin pushchairs. However, the choice of pushchair should be governed by your and your baby’s specific needs.

Tandem pushchairs are generally preferred by parents with children of different age groups. The front seat in such pushchairs is generally vertical and is better suited for elder children, while the back seat is adequately padded and can be adjusted to suit the needs of a newborn, with sufficient space to sleep.

The spacing of tandem pushchairs caters to the space requirements of even older children, and prevents these children from reaching the newborn or disturbing its sleep. The biggest advantage of tandem pushchairs is that with their narrow widths, they can easily pass through narrow doors and alleys without any difficulty.

However, this is not to say that tandem pushchairs are devoid of disadvantages. They are not only bulkier than their twin versions but also more difficult to operate at curves and turns. They are also less stable than twin pushchairs, and if you fail to purchase a proper folding pushchair, accommodating them can be problem, especially when not in use.
